Market Talk! S.Oregon Real Estate for December 11.
This will no doubt be the weirdest Christmas and New Year’s Holiday we’ve ever experienced. COVID 19 has extracted much from our community in so many ways with real estate being an exception. Since March, we’ve seen a strong, steady, real estate market across Southern Oregon. Will that continue now that the Winter Selling Season has begun. Look at last week’s stats below, you’ll see total listing remain very low while pending & closed sales held steady.
Our market is talking. Take a look at November totals comparing 2019 and 2020 in Jackson County. Note: sellers are receiving 99% of their listing price due to the month’s supply of inventory hovering around one months supply. A normal market would have a six month supply of inventory.
To show you how low inventory levels have dropped. Check the November SOMLS stats below. In Jackson County the drop in listings is 63%. Similar results in Josephine and Klamath counties. Fewer choices for buyers is the result.

No community is immune from this as Oregon is still attracting more new residents than are fleeing the state. That will keep housing and real estate markets active for the foreseeable future.
