Market Talk! S.Oregon Real Estate for July 24.

I have been watching the ups and downs of the real estate market for 13 years.   From the depths of the Great Recession to the COVID-19 pandemic, I have never seen so many opportunities that exist at the same time for buyers and sellers, as now.  Take a look at last week’s real estate stats and they are anything but silent on the subject  Pending and closed sales in all three counties are up from the previous week.
Opportunities:  Sellers enjoy a low inventory market. Days on Market are down as demand is outstripping supply. In certain price categories, sellers can receive multiple offers.
Buyers opportunity is that mortgage rates have fallen near the 2.75% range.  Buyers are able to purchase more of a property than before, the problem is finding one with low inventory across the market.

Each week we share the latest mortgage interest rate information with you. In 46 years of statistics keeping, rates have never been this low for 30 year fixed rates and others.  Check them out, rates have fallen again.
Lots of people are refinancing properties as a result of low rates.  Check with a lender to see if refinancing makes sense in your situation.  I recently refinanced my farm in Klamath Falls and saved myself about $276.00 a month.  I thought it was worth it.
The National Association of Realtors has reaffirmed its commitment to end discrimination in real estate.  NAR has a checkered past on this issue but today treating all buyers and sellers the same is the cornerstone for Realtors relationships with clients.
The weather has been hot for the past few weeks.  Sunsets have been spectacular at times as this photo taken over the Klamath Basin shows.   The beauty of Southern Oregon has no end.
