In broadcasting more than 400 real estate shows in the past, we have never produced a program featuring decorating or staging of homes. That’s about to change this Saturday, 10 am, KCMX AM 880, when Charlene Phelps, a local interior decorate and stager joins us on the Real Estate Show.
Decorating is something a lot of men, yes, me, don’t particularly pay a lot of attention to and have no idea what does and does not work. It’s also an area, that in a competitive market, sellers should pay more attention to. I have some questions for Charlene–
1. How do you stage a vacant home for sale? How much does it cost?
2. How can I stage my current home to look its best?
3. What are the latest tips for both interior and outdoor decorating?

Other Real Estate News this Week………
There are a total of 17 luxury properties in Jackson County that are currently pending. Never seen so many high-end properties pending at once. What does it mean for the market? Good time to sell them!
Owners are taking notice, six new luxury homes went on the market this past week while two luxury homes sold last week including Carriage House B&B in Central Point on Old Stage Rd, for $1.300,000.
Also, in Josephine County, there are three luxury homes pending at the moment.
Our market is changing all the time. Since the Great Recession we have generally sold more listings each week than were being replaced by new ones. Thus a Seller’s market has been created, especially, in the more affordable price ranges. That may now be changing. This past week MLS stats continue to show a trend reversing course — 92 new listings were entered into the MLS; while 52 properties were sold and closed. For the Month of April, there has been 217 closings and 152 new listings. What is really interesting to note, there more than 450 properties listed as pending sales. That’s a lot of pent up pending sales buyers and sellers are dealing with.
