Hello Friends:   West Coast fires have once again wrecked havoc on communities and people’s lives. In our own valley, the smoke has hung around for more than a month, at times unrelentless.  Fires in Josephine County have done the most damage locally.  Nothing compared to the Carr Fire at Redding, CA. I am not sure you have seen this photo, but it was sent by a friend showing the intensity that engulfed western Redding, a few weeks ago.  Looking at the Sundial Bridge, Sacramento River. Our hearts to go out to fire victims and kudos to those fighting these fires.  Fire insurance is also becoming an issue for many homeowners in forest interface lands.  Its a topic we’ll cover on an upcoming Real Estate Show. It’s not a pretty picture.

A GOOD WEEK IN REAL ESTATE – August 7 to August 14
NEW LISTINGS  –  108   Range $100,000 at 2101 Poplar Dr. condo E Medford.
to $4.8M for 2271 Johns Peak Rd Central Point.  There were five new luxury homes listed last week.

PENDING SALES – 89  Range from $119,000 for 1425 W Main, W Medford.
to $769,000 at 46 Union St. Ashland, pending in six days.

CLOSED SALES – 75  Range from 1559 Brookhurst in E Medford to
$852,000 for 727 Earhart in Rogue River which was a five acre property.
Summary:  for the week, we totaled 164 sold and pending properties compared to 108 listings. Demand remains high across most price categories except in the luxury market.  Are home sales beginning to cool ?   Look at the photo below which says nationally that may be true,  but not in Southern Oregon, not at this time.
