S Oregon Real Estate Forum, December 7, 2018

As the Christmas season is underway, its always nice to slow down a bit and give Thanks for all that we have and love. I do hope your Holiday Season is a Blessed One.
Having said that, the S Oregon Real Estate Market has been normalizing for several months.  Yet, the week after Thanksgiving rebounded quite well in Jackson County.  Take a look at last week’s market stats.
On last week’s Real Estate Show, we had quite a discussion about sellers taking more charge of their sale.  Sounds odds to some, but if you give a listen to Alice Lema, JLS agent and  Travis Hand, owner of Rogue Inspection Services, you’ll get a different perspective.

Most of it comes from inspections and knowing as much as possible about your property before putting it on the market.  You can watch this show now.
This week’ Traci Hughitt from First American Home Warranty joins us to share the when and why of  using a warranty.  They come in price ranges to fit budgets and play an ever increasing role in a real estate transaction. We’ll explain more this Saturday, December 8, at 10 am on KCMX AM 880. and of course you can watch on U Tube.
Should you rent or buy a home? We ask that question a lot.  We have the best answer here.  Look at the next chart that shows the network of a homeowner is 44 times greater than a renter. With rising rents across the country, please note that renters net worth actually decreased since 2013.
Finally, the November Market Snapshot for Jackson County urban housing market sales.  A the market normalizes this chart proves it.  A normal market would have a six month supply of inventory.  Note the difference in supply versus the price.   This is the closest we’ve been to a normal market in year.  However, prices above $500,000 and buyers now have an advantage with a lot of inventory out there.
That’s it for this week.  Join us for the Real Estate Show Saturday 10 am KCMX AM 880
