Hello Friends.

Thank you for the nice comments received from several of you about our new website. It is much appreciated.

This last week saw a continuation of brisk end-of-the-month selling with lots of pending sales posted on  properties in Jackson and Josephine counties.
A total of 62 properties closed between April 23 and 27.  A total of 148 properties were listed as pending during last week as well.

It fun to dig a little deeper into these numbers.  For example, the 62 closed properties ranged in in price from $105,000 on K Street in Grants Pass, to $780,000 price on Pioneer Road in Medford.
However, the 148 pending sales ranged in price from $90,000 on Maple St. in Medford to $3.4 million on Martin Rd in Cave Junction, a wonder 394 acre property on the Illinois River.

Also, last week saw five luxury properties go pending.  That is quite a few in one week.  They were located in Ashland, Ruch, Sam’s Valley, East Medford and Illinois Valley.

If you missed last week’s Real Estate Show, tune in to watch it.   Our topic was decorating and staging a home to sell with guests, Charlene Phelps and JLS realtor Alice Lema.  We learned a ton about the do’s and don’ts of staging a home and what are the key things we can do ourselves to get a home ready to sell.

According to Phelps, a staged home sells faster and for more money that a vacant home or a home cluttered and not staged.  There is a big difference and you’ll enjoy hearing from Charlene and Alice about a topic a lot of us don’t really know much about.

MLS statistics shall be coming out later this week.  We’ll gather them up and spit them out for you which will see if pending sales continue to outpace closings as the summer selling season approaches.
