Most people believe that winter months are a bad time to sell a home thus many pull back and wait until Spring to sell. It’s hard to argue with clients who would rather wait until the weather is nicer, a bit warmer and their property looks better than in Winter. But there is trouble with that scenario.
Right now, it remains a sellers markets in Jackson County. SOMLS stats show available inventory of homes at a 2.4 month supply. In a normal market a six month supply is considered good, so you can see we are no where near that.
Another matter to consider is competition. Over winter months its known that buyers looking for homes are pretty serious or they wouldn’t be out in winter. There is also less competition for homes on the market now than in Spring when a glut of homes will pop up for sale.
Dee Wittenberg and Don McCoy, both John L Scott real estate brokers, say winter for many is a perfect time to sell as homes are a glitter with Christmas light and sights and sounds of the holidays. It can be a very enticing things for Buyers to see.
